Please leave the cottage in a clean and tidy condition.
In the case of breakage or damage please let Mike know as soon as possible.
Loss or Liability
We do not accept any liability to persons or personal property whilst staying at Woodside Cottage.
In the unfortunate event that you need to cancel your booking, there is a £50 administration charge and you must give us written notice of cancellation. If you cancel more than 8 weeks before the booking date, we will refund all of your money, minus the administration charge. If you cancel within 8 weeks of the booking date, bookings become non-refundable unless we are able to re-let the property. Guests are strongly advised to take out holiday insurance to cover cancellation as letting on a short notice is not always possible.
This is strictly not a party venue, as agreed prior to your let and the amount of guests/dogs on the property must not exceed the agreed otherwise we reserve the right to terminate the let.

BOOKINGS ARE MADE AND ACCEPTED ONLY ON THE FOLLOWING CONDITIONS:
1. This agreement is made on the basis that the property ("the Property") is to be occupied by the holidaymakers for a holiday as mentioned in the Housing Act 1988 Schedule 1 paragraph 9 and the Holidaymakers acknowledge that the tenancy granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.
2. Bookings cannot be accepted from persons under 25 years of age. Group bookings of single sex parties are not allowed unless special arrangements (Safety deposits may be required). We do not allow stags or hens and must be informed prior if you are for a wedding, as we have specific terms regarding wedding groups to avoid issues.
Booking & Payment Details
To confirm a booking we require a deposit of 50%. You must make sure this reaches us within 24 hours of booking online, via email or telephone reservation. Upon receipt of your deposit, we will send you a confirmation receipt and full details of your booking including cottage, dates, directions, check in times, etc. This constitutes a contract between you and Woodside Cottage. The balance must be paid 8 weeks prior to the start of your holiday. Where a booking is made within 8 weeks of the stay, the full balance is due at the time of booking.
The price of the accommodation includes for water, gas, electricity, hot water, central heating, bed linen, and cleaning. There are no added extras.The house must be left in a clean condition to avoid extra cleaning charges on top of normal cleaning.
The number of people occupying the accommodation shall not exceed the number specified on your booking.
No Smoking Policy
We operate a strict no smoking policy. Smoking is permitted outside but use an ashtray please. No fires of any kind can be used on a thatch property please including no fireworks, barbeques or log burners as this invalidates your thatch letting insurance liability.
One dog is allowed in our cottage and there is a charge of £25. If you wish to bring additional dogs this must be agreed with the owner directly, and there will be an extra fee of £25 per dog. The number of dogs must be specified on the booking. Dogs must not go upstairs to the bedrooms or lie on any of the furniture. Overnight please keep in the kitchen, not in bedrooms. All garden mess must be cleared up. No animal can be kept in the house on it’s own please. All internal dog damage will be charged along with all muddy paws cleaned up, so no charge for extra cleaning. All malting dog hair must be well cleared up before departing. Dog owners must ensure that their pets are free from parasites and fleas before they occupy the property. Failure to do so will incur subsequent charges.
Arrival & Departure
Your accommodation will be available to you from 3.30pm on the day of arrival, unless otherwise arranged.
Please be ready to leave the accommodation by 10.30am on the day of departure, to give us adequate time to prepare for subsequent guests. Please leave the accommodation as clean and tidy as possible. Please text us on 07590496216 to say you have arrived and all ok, along with a text when you leave. Thankyou.
Damages & Breakages
Please take care with our cottage. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant.
You are responsible for leaving the accommodation secure when you leave it unoccupied during the period of the let.
If you are compelled to cancel your holiday more than 8 weeks before the start of the holiday your deposit will be refunded, less an administration charge of £50. Should cancellation take place less than 8 weeks before the start of the holiday the rental is payable in full. It is therefore recommended that you consider taking out suitable holiday cancellation insurance which is inexpensive and can be obtained from any good insurance broker.
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions.
Non-availability of Accommodation
If for any reason the property is not available due to circumstances beyond our control (e.g. by fire damage or some services fault) then we would refund all monies paid by you for the holiday.
Complaints & Breach
We hope that you will have a wonderful holiday, however, if you do have a problem or complaint please contact us straight away so we can try and put it right immediately for you. We cannot accept claims after you have returned home. We reserve the right to terminate the contract without notice or refund for a breach of these ‘terms and conditions’
The Holidaymakers shall keep the Property and all furniture, fixtures, fittings and effects in or on the Property in the same state of repair as at the commencement of the holiday, and shall leave the Property in the same state of cleanliness and general order in which it was found. The Holidaymaker must report and pay to the Owner the cost of any damage or breakages made during their holiday occupancy. The Owners reserve the right to make a reasonable charge where guests have contravened an Owner’s request for their property to be smoke free.
The Holidaymakers right to occupy the Property may be forfeited without compensation if:-
Our strict NO loud party rule is not adhered to as agreed pre booking the cottage.
More people or pets than declared at the time of booking or before the commencement of the holiday are on the property and/or more people attempt to take up occupation.
Overnight guests are entertained without the Owner’s express permission.
More than the permitted amount of three cars are parked at the property or block the private lane as it a neighbours right of way .
Any activity is undertaken which is illegal, or may cause unreasonable damage, noise, behaviour or disturbance.
This is a "No Smoking” property inside. Any smoking in the property would mean full loss of your damage deposit.
9. All prices quoted include VAT.
The Owner or his representative shall be allowed access to the Property at any reasonable time during any holiday occupancy.
The Booking Conditions will apply to all confirmed bookings.

Woodside is NOT a party venue and prior to letting we ask that you please agree to this strict letting condition pre-booking.
This let is for the Main house and beautiful south facing front garden.
The let does not include the annexe (Little Woodside) or the back garden which is the owner's private weekend residence when the main cottage is not let and has no connection with the main house,accessed by its own entrance. The owner does not live at the property when the main house is let.
Maximum No. of Guests: 10 - at any time - including day visitors.
The amount of guests booking Woodside cannot be exceeded with extra day visitors due to noise and indemnity insurance. There must be no parking in the lane please and Woodside is not to be used as a wedding photography backdrop without prior permission due to house security reasons please.
For wedding groups we are not a venue for the groups to get ready en-masse pre-wedding, as we have strict limits of guests and cars on the property - Max 3 cars at any time - and Max 10 people on the property at any one time.
We would ask for a maximum of 3 well behaved children please. Children below two years old are free but we don't provide cots and high chairs due to health and safety regulations.
